What Size Skip for a House Clearance in Doncaster?

A 10 or 12 yard for a full house, and larger than most people first guess. House clearances are the one job where you should err upwards, because the waste is bulky and light rather than dense, and volume is what runs out.

Rough sizing

• One or two rooms. A 6 or 8 yard.
• A small flat or a two-bed, part furnished. An 8 yard usually covers it.
• A typical three-bed, fully furnished. A 10 or 12 yard, and this is where most clearances land.
• A larger property, or one lived in for decades. A 12 or 14 yard, or two smaller skips if the drive will not take one big one.

Properties that have been occupied by the same household for thirty or forty years produce far more than the room count suggests. Lofts, garages and sheds are where it hides.

Why volume beats weight here

Unlike a renovation, almost nothing in a house clearance is dense. Sofas, wardrobes, mattresses, carpet, boxes, clothing and bedding all take up enormous space for very little weight. You will fill a 12 yard skip long before you approach its weight limit.

That means the larger skip is genuinely better value on this kind of job, which is the opposite of the advice for soil and rubble. Two 6 yard skips cost two delivery charges and hold less usable volume than one 12.

Three things that will not go in

Every house clearance runs into the same exclusions, so plan for them at the start:

• Fridges, freezers and electricals. Separate route, always. The kitchen and the garage will both produce some.
• Mattresses. Often accepted but usually charged separately, and sometimes refused. Ask before you book, especially if there are several.
• Paint, chemicals and gas bottles. The garage and the shed always turn some up. These need a household waste recycling centre.

Sort before you skip

On a probate or downsizing clearance it is worth doing one pass before anything goes in. Furniture in usable condition may be wanted by local reuse organisations, books and clothing have obvious routes, and there is often something of genuine value that nobody has looked at properly. Once it is in the skip, that decision is made for you.

It also reduces the skip size you need, which is the practical argument if the sentimental one does not appeal.

Access matters more than usual

A 12 yard needs real length and clear space for the lorry to swing it off. Check the drive before booking rather than on delivery day. If access is genuinely tight, two smaller skips delivered in sequence works better than one large one you cannot position.
